KNR Design Studio, led by principal designer Kendra Rosenberg, is known for its personalized approach to residential architecture, specializing in new homes, renovations, and remodels throughout Silicon Valley. With over 18 years of experience spanning luxury hotels and high-end homes, Kendra brings a refined design philosophy that balances elegance, usability, and sustainability. One of KNRDS’s latest projects is a thoughtful remodel of a single-story, 3,000-square-foot home in the heart of Los Altos, CA. Designed to support the homeowner’s evolving needs, the renovation prioritized accessibility, functionality, and aesthetic updates that allow her to age in place while maintaining the warmth and charm of her longtime residence.

With a focus on small yet impactful changes, KNRDS reconfigured the home’s layout to create a more livable space. The implementation of a distinct guest suite for visiting family and potential future live-in care was a key component of the remodel. It also featured improvements to several areas throughout the home that seamlessly blend aesthetic upgrades with practical enhancements for long-term comfort.

The Role of PPM's As-Built Plans in the Remodel

To ensure accuracy and cost efficiency, KNR Design Studio partnered with PPM to create detailed As-Built plans and a site plan. Rather than relying on outdated floor plans, Kendra chose PPM’s services to avoid unforeseen structural discrepancies—a decision that saved the client approximately $3,000 by eliminating the need for a licensed civil engineer.

Key contributions from PPM’s As-Built plans included:

✔ Site plan detailing trees, pavers, concrete, and permeability factors.
✔ Mechanical and utility placements, including air conditioning, gas, and electrical meters.
✔ Exterior elevations, accurately capturing stone detailing, battens, and architectural elements.

Ensuring Accuracy: PPM’s Rigorous As-Built Plan Audit

Before delivering As-Built plans to the client, we ensure each set meets the highest standards through a meticulous auditing process. Bryce Keliipuleole, one of our Auditors, reviewed this project’s plans with the same repeatable and consistent approach that guarantees quality across all deliverables. His role was to verify that every element from spelling and text placement to north orientation and title block accuracy aligned with PPM standards. Using a structured checklist, he systematically examined the AutoCAD files, PDFs, photos, and web viewer to confirm all details were correctly presented.

For this project, Bryce encountered no major challenges, which is a testament to the reliability of PPM’s process. The audit functions much like a car inspection; as a straightforward pass-or-fail evaluation. In this case, the plans met all criteria, reinforcing PPM’s commitment to delivering accurate, high-quality documentation. Bryce’s favorite part? Marking it complete and ensuring the project was ready for delivery; this is the final step that brings the client one step closer to realizing their renovation goals.

Creating Privacy with Separate Wings

One of the most important aspects of this remodel was ensuring privacy and flexibility for both the homeowner and her guests. The home was reconfigured into two distinct wings, allowing for both short-term visits and potential long-term care accommodation in the future.

The right wing of the house became the homeowner’s private space, designed for comfort and accessibility. Meanwhile, the left wing was transformed into a well-appointed guest suite, providing a welcoming retreat for her son when he came to visit. This thoughtful layout also considered the possibility of a live-in caregiver in the future, offering a semi-private apartment-like setup without the need for a full accessory dwelling unit (ADU). By making small but impactful changes, this remodel ensured the home would remain functional and inviting for years to come.

A More Inviting Entryway

A key enhancement to the home’s exterior was the expansion of the front porch, which now serves as a welcoming transition into the home. This update added both aesthetic and functional value, creating a generous entry area that immediately enhances the sense of arrival.

The new porch addition extends slightly forward, creating a more defined and inviting entry point. The result is a space that not only enhances curb appeal but also provides practical benefits, such as improved ease of access and a smoother indoor-outdoor flow.

Optimized Bedroom Layouts and Expanded Closet Spaces

Each bedroom was redesigned with both comfort and storage efficiency in mind. One major improvement was the expansion of the closet spaces, making each room feel more functional and inviting.

Previously, the bedrooms shared closets that were split into two smaller sections, reducing storage efficiency. By reconfiguring these spaces, each bedroom was given its own dedicated, spacious closet. This simple yet effective change significantly improved storage accessibility and enhanced the overall layout, making the rooms feel more open and accommodating.

The Addition of a Vestibule for the Master Bedroom

Another standout feature of this remodel was the addition of a vestibule leading into the master bedroom. This design choice, commonly seen in hotel layouts, introduces a moment of transition before entering the room itself.

By shifting the closet placement, this pass-through area was created, allowing for better organization of the room. The vestibule serves as a subtle but valuable privacy buffer, ensuring that someone entering the room isn’t immediately inside the personal space of the homeowner. This clever design strategy prioritizes both practicality and comfort, providing a space that feels more intentional and thoughtfully planned.
